Design and construction of a new 120 bed aged care facility
Design and construction of a new aged care facility with 104 rooms / 120 beds to cater for both dementia / high and low care patients.
Stage 3B first required demolition of the existing smaller facility but the historic Deskford House was preserved as a condition of the development.
The structure has a basement below street level for car parking, staff amenities, commercial kitchen to serve 300 people and a commercial laundry. There are two levels of patient accommodation above with two passenger lifts serving all levels. Each accommodation level has a servery, dining rooms, lounges and nurse stations. A cafe and hairdresser on the middle level completes the facilities.
Construction consisted of concrete Ultra Floor with an AFS Wall System and lightweight structural steel roof covered with concrete tiles facing the street frontage and Zincalume elsewhere. Skylights are fitted to every room on the upper level.
The high site ratio reduced the available space for cranes. To mitigate this restriction, the large rainwater tank was constructed after most work was complete so that cranes could manoeuvre on the site. This required rainwater to be diverted temporarily to the underground tank. Client driven changes to all internal finishes required complete redesign during construction.
