We couldn’t be any prouder to deliver the design and construction of a 3-storey social and affordable housing development in the heart of St. Kilda for HousingFirst.

Following demolition of an existing apartment building, we have constructed a 3-storey, 36 apartment which sympathetically embraces the heritage listed neighbouring properties, which are home to 14 additional apartments.

Constructed using a prefabricated system, which capitalises on enhanced accuracy and consistency in the structure, the development also benefits from thermally broken windows which provides heating and cooling efficiencies as well as sound insulation.

The existing heritage listed Bundalohn Mansion was not without its challenges. Working closely with our design team – including PLP Building Surveyors and Consultants, H2o Architects, Stantec, WSP, Marshall Day Acoustics, du Chateau Chun and ArborCo – ensured all new works met code requirements whilst and working in and around the heritage elements and structure.

TOTAL was able to offer several value management initiatives through design efficiencies and materials to meet our client’s budget, as well as including sub-contractor provided cost savings. Quite often the sub-contractors are overlooked when a project is completed – we’d like to thank ours for a job well done.

The impact of COVID brought about varied changes to our management systems, program and methodology to accommodate social distancing, the capping of workers on site as well material supply.

We’re delighted to handover the development to the team at HousingFirst, knowing that the end use will be of benefit to many who will come together to create a community within a community. It’s TOTAL’s core purpose to make a positive difference in people’s lives through excellence in construction.
